Alain de Jonge

Alain de Jonge focuses on real estate law and is an established name in the field of tenancy law. Alain advises and litigates for governments, provinces and, in particular, municipalities in the field of urban renewal, inner city developments and restructuring. In addition, Alain acts for developers, real estate funds and investors in various redevelopments and transformations. In recent years, Alain has regularly advised major users of industrial sites, particularly in the Rotterdam Port area. In addition to tenancy law, his areas of practice include purchase, leasehold, sale/lease-back, property management and ownership (squatting, separation and division). Consideration for managerial and social relations and commercial impact are at the heart of Alain’s varied public and private practice.

Background

Alain graduated from the University of Leiden. Additionally, he spent a year studying at the University of Florida. After his studies, Alain joined Pels Rijcken & Droogleever Fortuyn as a lawyer in 1992. In 2005 he became chairman of the real estate department. In 2012, Alain was appointed as managing partner of this firm, a position he fulfilled for five years. As of May 1, 2023, Alain joined Ploum as partner.

  • Intensive advice and litigation regarding significant rent and canon revisions on behalf of (international) major users of oil, chemical and other terminals in the port of Rotterdam (VOPAK, Exxon, Total, BP, Shell, Aramco);
  • Corona Task Force, municipality of Rotterdam;
  • Conducted Corona proceedings for, among others, Five Guys and Vanilia;
  • Restructuring of temporary housing agreements on behalf of Nationaal Coördinator Groningen, including the recalibration of current rental and financing agreements with the supplier of the temporary housing and its house banker;
  • Strategic advice regarding the reallocation of all beach plots by the municipality of The Hague; Strategic advice and litigation regarding - the implementation of - the auction policy of the municipality of Rotterdam of motor fuel locations;
  • Strategic advice on behalf of the Municipality of Rotterdam regarding the intended conversion of approximately 26,000 temporary leasehold rights of residential, business and commercial and social properties;
  • Strategic advice and integral supervision of the conversion of 52,000 residential and non-residential units for the municipality of Rotterdam managed by Woonstad and Havensteder with a total transaction value of over 500 million;
  • Redevelopment, leasing, sale (shares) of TNO Biosciencepark Leiden for a private investor;
  • Acquisition and redevelopment of TNO complexes Zeist and Heimolen (bricks/shares)for private investors;
  • Redevelopment, purchase, establishment of ground lease and lease of Galapagos Headquarters Netherlands in Leiden;
  • Sale/lease of the Galapagos Headquarters Netherlands in Leiden on behalf of Galapagos N.V. to an international investor including the separate sale of CHP to an external party;
  • Sale and redevelopment of office building Spui, The Hague, for a private investor;
  • Acquisition and redevelopment of the former Landall headquarters in Leidschendam-Voorburg;
  • Purchase, redevelopment and sale of Bellevue The Hague;
  • Purchase of real estate portfolio for real estate fund/developer;
  • Purchase and redevelopment of a location in Duivendrecht, Amsterdam, on behalf of a real estate fund/developer.
